We designed MEP/FP and fire alarm systems for a mixed-use development that includes commercial space on the ground floor and apartments on the upper floors. Each space is designed to meet high sustainability standards and incorporate energy conservation measures. This new development follows the most efficient and strict energy code, the Specialized Stretch Code. This project is a perfect example of a long-term goal and a vital step towards a more sustainable future.

The HVAC system includes all-electric, high-performance heat pump systems. The heat pump system can deliver 90% of its rated capacity down to -5 °F without the need for electric heat backup. Ventilation is provided by energy-efficient ventilators that capture and reuse energy from the building's exhaust system, reducing waste. Ductwork is coordinated with the architect and enclosed in soffits to preserve the apartments’ aesthetic quality.

The plumbing system includes a high-efficiency electric water heater with an efficiency rating of up to 98%. The entire cold water, hot water, sanitary, and vent systems have been designed in accordance with client requirements, including provisions for submetering. Due to the low invert elevation of the main wastewater line in the street, the facility is equipped with a wastewater sump pump system. Pipe risers are coordinated with the architect to optimize usable square footage and maintain a clean aesthetic throughout.

Electrical systems include power distribution, submetering for commercial and residential units, interior lighting, emergency and egress lighting, and fire alarm systems. Lighting is designed for energy efficiency and aesthetics, incorporating LED fixtures and daylight controls. The design adheres to NEC, local energy codes, and applicable utility coordination requirements.

A comprehensive fire protection system is designed in accordance with NFPA 13 for sprinklered areas and NFPA 72 for fire alarm systems. The system is coordinated with the building's mixed-use occupancy classification, ensuring adequate coverage and code compliance across all spaces. Sprinkler piping and head locations are coordinated with the client and architect to meet code requirements while maintaining the visual quality of the spaces.
